What Is an EICR?

EICR stands for Electrical Installation Condition Report. It is an inspection and test of the fixed electrical installation inside a property.

An Electrical Installation Condition Report (EICR) checks the condition of the fixed electrical installation in a property—including the wiring, sockets, consumer unit and protective devices.

A suitably qualified electrician checks the condition of items such as the consumer unit, wiring, sockets, switches, earthing and protective devices. The resulting report records whether the installation is satisfactory and identifies any observations requiring attention.

  • Checks the property’s fixed electrical installation
  • Identifies damage, deterioration and electrical-safety observations
  • Records findings using recognised classification codes
  • Provides a written report explaining the result

An EICR does not normally test portable appliances such as televisions, kettles or freestanding lamps. Separate portable-appliance testing may be required where appropriate.

Common situations

Why Might I Need an EICR?

You may need an EICR because you rent out a property, an existing report is approaching its recommended review date, an agent or organisation has requested one, or you want to understand the condition of the electrical installation before making a property decision.

  • An existing electrical report is expiring
  • A new tenancy is being arranged
  • A landlord or agent needs compliance documentation
  • A property is being purchased or sold
  • There are concerns about the age or condition of the electrics
  • Previous electrical work or alterations need reviewing

What you receive

Personalised preparation guidance for your property

Every property is different. Our EICR team reviews the information you provide and recommends the most suitable option after looking at your property details.

A preparation checklist

What to make accessible before the appointment, from the consumer unit to sockets and communal areas.

Documents to locate

Previous EICRs and electrical certificates worth finding before the electrician arrives.

A recommended next step

Guidance based on your deadline and whether the property is occupied.

The free report is not an inspection

Our free EICR Readiness Report helps you prepare for an electrical safety inspection. It does not replace the inspection or certify that the property is electrically safe.

The EICR Readiness Report is based on the information provided. It is not an electrical inspection or safety assessment and cannot predict the result of an EICR. Only inspection and testing by a suitably qualified person can determine the condition of an electrical installation.
